East Bay Real Estate: THE WEST SIDE STORY!

Today the West Side of Danville and Alamo are considered one of the most desirable micro-markets for young families in the East Bay. The quality of life is just amazing. You can walk or ride your bike to almost everything including the schools, restaurants, grocery stores, and more. Today finding an original 50+ year old West Side home, or one that is totally remodeled is a sought after gem. Those that own them rarely sell them. And when they come up for sale families are standing in line to buy them, no matter what the price. They are homes which families consider “forever homes”. Out of the 40 homes sold in Danville in 2010 that were priced $1.3 million and above only seven of them were on the West Side for an average price of $1,576,00 And in Alamo out of the 70 homes that were sold in 2010 in the $1.3 million and above price range, only six were on the West Side for an average price of $1,762,000. When I came to the San Ramon Valley in 1970 it was a sleepy little farming community with lots of horses. That year there were 40,000 horses in Contra Costa County – the largest per capita horse county in the U.S.! Anyone could ride a horse downtown for shopping at Diablo Foods or Flair Market, or stop at Elliott’s Bar for a beer. The West Side of Danville and Alamo was made up of some of the oldest homes in the Valley, and they were not looked upon as very desirable by home buyers. The most desirable homes were those being built in the Greenbrook and Sycamore communities about a mile from the 680 freeway.

Danville and Alamo really started their growth in the late-1970’s. Blackhawk Country Club was just being developed about eight miles from downtown Danville, and all the land between Blackhawk and Danville were being bought up my major developers. In Alamo, the land east of Roundhill Country Club was also being purchased by large developers. What evolved were the sleepy little towns of Danville and Alamo began to grow. Danville, especially, has exploded over the last 40 years. Diablo Foods became Beverages & More, Flair Market is now Trader Joes, the gas station on the corner of Diablo Road and Hartz Avenue is now Primo’s Pizza, the fire station on Hartz Avenue is now the Rising Loafer restaurant, and the railroad station that was the “feed and grain” is now a museum.

While all of the development was happening the various communities from Martinez to Pleasanton bought the Southern Pacific Railroad land that originally had trains traveling down the Valley to the port in Martinez. The tracks are gone and now it is one of the most used trails in the East Bay – the Ironhorse Trail. And, the portion of the Iron Horse Trail that is considered the most beautiful is the portion that passes through Danville and Alamo. As the development continued Danville evolved into a town that sometimes is called a western Carmel. With a walking-friendly downtown full of boutiques, fine restaurants, a Saturday Farmers Market, and all one needs within just ¾ of a mile. East Bay Real Estate: Ranch Property Safety Tip

We represent many of the horse properties and ranches in the East Bay. The last three years it has been very satisfying seeing the new families that are coming into the Tassajara Valley and choosing country living with our without horses. Many of these properties are now owned by people who are passionate about Dressage, Jumping (YouTube link), and Eventing (YouTube link). These are serious sports that require a significant investment of time and money. Caring for these prize horses is a daily activity. In addition to caring for the live stock, there is non-stop maintenance of the property. This includes everything from keeping the grass around the property mowed, dealing with the gophers and ground squirrels eating your vegetation, and the deer and rabbits who are always visiting and chopping on the roses.

There is also a significant amount of maintenance to do on the outbuildings on these properties. From the barns, corrals, fencing, well pump shack and many more. As one is caring for these buildings extreme safety is required. Not only safety precautions for the owners, but also for the livestock. Who would ever imagine that after putting a stain on the barn just before winter hits could be dangerous. Well, that one task is full of risks regarding the rags used for the job. After the staining is over, it is critical to dispose of the rags properly. If they are left in a pile there is a good chance of spontaneous combustion happening. This where the rags which are soaked in oil create a chemical reaction and ignite. CLICK on this link to see how it can happen.

This week one of our dear friends who bought one a ranch from us had their prized barn burn to the ground. The cause is still be investigated, but one of the possible culprits is a stack of oil soaked rags that were left inside the barn after it had been stained for the winter. This may not have been the reason for the fire, but it is on the list of possibilities. Be careful during any task around your house. However, be especially careful with oily rags and how you dispose of them. This is your maintenance tip from your life style detective in the East Bay. East Bay Real Estate: Foreclosure Paperwork Mess Continues!

You remember my last posting about the foreclosure paperwork mess Bank of American is in? Well, the news early this morning that the Feds are now asking Bank of America to buy back as much as $47 Billion in bad loans primarily from their Countrywide division they purchased last year has sent the financial markets upside down! This is about the foreclosure paperwork mess that caused B of A to halt foreclosures on their loans October 1^st. It is a tangled mess that may get worse with every interested financial institution fighting for every dollar they can preserve. The challenge is that the New York Fed office has members on its board from other competing banks who would not be sad too see Bank of America take a BIG hit. Isn’t there a conflict of interest somewhere in this mess?

The Wall Street Journal is my best source of information as they continue to observe the financial consequences of the past three years of collapsing banks. Here is a clip from their article today, “…Yet for an American public leery of the ties between government and Wall Street, the new front in the battle over bad mortgages raises a valid question: Just whose interests are the parties involved in the case fighting for? On Monday, regulators move to run banks they regulated on Friday. Investors sue banks that own them. The government has a policy to prop up a systemically important industry, and then one of its arms drives a hard bargain with one of its weaker links. Wall Street is much closer to the Jersey Shore than it seems.”

With Fannie Mae and Freddie Mac on the brink of costing the American public another $20 billion or more, what seems to be needed is a financial structure that allows for some type of stability in the financial markets without the American people shouldering millions more of the debt from those who created this monster. Perry & Company – A Denver Tradition, Welcomes Jim Walberg!

Jon Larrance, one of the partners of Perry & Company in Denver, Colorado – a top luxury real estate Brokerage, invited Jim Walberg to stop by for an hour or so today to share with his Realtors some of the winning blogging strategies Jim has been using to expand his real estate companies. Jim and Jon’s firms are members of Who’s Who In Luxury Real Estate and will be attending their annual Fall Conference which is being held this year at the Four Seasons Resort in Batechlor Gulch near Vail. Since Jim was flying into the Denver anyway, Jon snagged him for a couple of hours. Perry & Company is a learning organization realizing that their Realtors need to be on the cutting edge technology and how technology can be one of the key tools used to serve their clients at the highest levels possible for each transaction.

For over 30 years, clients of Perry & Co. have become friends and family. Over 85% of all of their business comes from former clients, friends and referrals from satisfied clients. Jim’s presentation was about how blogging creates opportunities to build relationships with people who want and need your services – ours is real estate. Blogging is a, “Citizen journalist writing about things they are noticing in their world and posting on to the internet several times a week.” He focused on the concept that, “Strategies beat rules everytime.” Some of the basic steps in creating a blog site and having it be something of relvance on the internation are;

1. Secure a URL for your Blog. The two URLs that I use for my Blog sites are; www.CaribbeanIslandsRealty.com and www.EastBayRealEstate.com . The names of Jim’s sites are very specific because of the target market he serves.

2. Read books that have been written by successful bloggers. Contact me and I will give you the titles.

3. If you are not a very good writer, take a class at your local community college on creative writing. Or, Jim has found the book, “The Everything Guide To Writing Copy” by Steve Slaunwhite, as a very helpful resource. Practice is actually the best exercise in becoming a good writer.

4. You must consistently write. Google and Yahoo! will ignore your blog site if you don’t have fresh content on it at all times. A Blogging coach is also a very good idea. In addition, Jim has contracted an internet blog site designer who I meet with once a month to review the latest design strategies for his blog sites.

There are also tools required for an effective blogging strategy. These tools include hardware such as a laptop, a digital camera, a FlipCam HD video recorder and more. In fact, Jim gave the Perry & Company Realtros a demonstration of the FlipCam so they could discover how easy it is to capture a moment in video and post it on YouTube for worldwide distribution. 2009 Mortgages Have Found Their “Sweet Spot”!

Jim Walberg is in the residential real estate trenches everyday. For the last few months a “sweet spot” has shown up as the hottest price point in the East Bay housing markets – $729,000 and below!

Remembering that all real estate is “local”, the experience we are having in our San Francisco Bay Area real estate markets is close to a “feeding frenzy” when it comes homes selling in the $725,000 price point and below. In fact, real estate is not just local, it is made up of dozens of “micro-markets” within miles of each other. Yesterday, KCBS 740 AM radio did a feature on this very topic and even asked me to comment about it as a Realtor who has been serving this region for over 30 years.

In the East Bay these “micro-markets” are almost 100% based on the price point of $725,000 and below. The words I would use today is, this slice of the residential real estate market is ON FIRE! These “micro-markets” are not just made up of REOs and Short Sales, they are mostly homes that are gorgeous, and in turnkey condition.

We listed a home for sale in the East Bay two weeks ago for around $675,000. It was the former model home in a beautiful community. It was staged perfectly and in move-in condition. Within two days we had six purchase offers presented to us, and it was in escrow within four days – closed in 25 days! Now that is HOT! Because of these results in our communities, you are seeing a trend that is creating a lack of inventory for Buyers to chose from. Months of inventor in some of these communities are as low as ONE MONTH! And when you look at the East Bay communities with price points over $1 million, they have 10 to 20 months of inventory of homes to sell. Do you see the dramatic difference in what price point can have on a community?

There are many factors that come into play that create this type of Buyer and Seller experience. So, this may not be what is happening in other regions of the country, but it is happening in the East Bay. Some of those key factors related to this price point are; mortgage rates are incredible; FHA, VA, Fanny Mae, and Freddy Mac loans allow for as little as 3.5% down for qualified Buyers; a GREAT community to live and work in; and GREAT schools. These are some of the key ingredients required for HOT MARKET conditions.

One of these key factors will not continue for much longer – attractive mortgage interest rates. They just had a dramatic increase the last few days. And…you can quote me on it, “Mortgage interest rates in the $725,000 and below price points will go UP by the end of year – maybe as high as 7%!” My reason for making this prediction is inflation, our country’s debt, bond prices, and foreign countries not buying the U.S. debt vehicles.

The message to Buyers??? 2009 Realtor MasterMind & Cultural Summit – Austin, Texas!

Keller Williams Realty just finished gathering together their top Realtors in Austin, Texas to share their best ideas. And, once a year their honor 60 Realtors for Service Above Self to their community. Jim Walberg was at both of these remarkable events.

Each quarter Keller Williams Realty invites the top Realtors from their North American offices to Austin, Texas for serveral days of sharing their best ideas for growing a real estate practice – MasterMind. And, once a year they have their Cultural Summit, which is a celebration of honoring two Realtors from each of their 30 North American regions for their extraordinary contribution to community service.

After the Who’s Who In Luxury Real Estate Spring Conference in Las Vegas, I traveled to Austin, Texas for both of these events. The MasterMind breakout session in which I participated focused on my experience with blogging as a lead generation tool for growing our real estate business in the East Bay. The key to using social networking and internet tools to connect with our community and customers is based on using cutting edge strategies. This was a day of sharing the strategies that each of use are using that create results.

The next day was Keller Williams Realty’s Cultural Summit. It is their annual event honoring 60 Realtors from across the country that are quietly creating extraordinary results within their own Market Centers and in their communities. Mo Anderson – Vice Chairman of the Board for Keller Williams, and Kay Evans one of the key Regional Directors for the company, were the facilitators of this inspiring day. And Kellie Ramsay – Executive Assistant to the Vice Chairman, was the producer of the event. I was humbled to be chosen for the second time as one of those reciptents. Our real estate team is committed to Service Above Self in all aspects of our daily lives very involved in giving back to our communities.

Keller Williams Realty has designated May 14th as their North American community service day. All of our local communities across the country have been invited to participate in thousands of projects that each Market Center creates. Our Danville office is organizing two projects for that day – the Red Cross Blood Bank, and the local Food Banks. Both of these organizations are EXTREMELY LOW on supplies – both for blood and for food. We have contracted the Red Cross to have a “blood mobile” at our office, and we also have 30+ collection binds from the Food Bank that we expect to fill that day from people stopping by to help.

One of the value statements we use with our community is, “To whom much is given, much is required.” We are so blessed with how our community supports our real estate services, and giving back to the needs of our community is a critical part of the mission statement for our company. We actually look at it as a personal obligation. If we are still breathing our service to others is still incomplete.

Given the challenging times for so many families, as we come to the end of this financial melt down, it is critical for all of us to be the leaders in our community by addressing the specific needs that are around us. I have discovered that the community of Realtors across the country is one of the most giving professional group I have ever seen. 2009 Luxury Real Estate Spring Conference – Las Vegas

The Four Seasons was the venue where Jim Walberg participated in the 7th Annual Luxury Real Estate Spring Conference as a panel member of Effective Social Networking & Blogging Tools For Realtors.

Imagine being with some of the brightest and best minds in real estate for three days! Well, that is what the Luxury Real Estate’s Spring conference was like this past week. The sharing of best practices with such a high caliber of professionals and business owners is an enviable experience for any Realtor. I was not only privileged to be a delegate at this conference, I also gathered some incredible business ideas that will continue to improve the customer experience for our clients, and grow our business in this shifting markets.

The featured presentation was the panel on how to use internet tools to dramatically expand your real estate business by increasing your lead generation results – the Strategies & Tactics of Top Real Estate Professionals regarding social networking, blogging, Facebook, Twitter, and LinkedIn. Victor Lund from the WAV Group was the moderator. Jon Larrance from Perry & Company, Bruce Hiatt from Luxury Realty Group and me from The Bay Area Team, were the panelist. The interaction with the audience demonstrated that it was THE topic that they wanted to explore most in the 2009 world of social networking.

In addition to the various breakout sessions during the conference, one of the keynote speakers was Mary Whipple, the Olympic Gold Medalist from the 2008 Games was the featured presenter before lunch. It was an inspiring presentation about the steps required for the U.S. women’s eight rowing team to prepare and win the gold metal. She translated the attributes to accomplish such a feat to what it takes to have a successful real estate Brokerage.

Tuesday night was the elegant black tie evening honoring Shari Chase, founder and president of Chase International, with the LRE Lifetime Achievement Award presented by John Brian Losh. The impact Shari has made by growing eight real estate offices in the Tahoe, Reno, and now London, has created a result of over a billion dollars of real estate sales through her company. At this evenings elegant evening I had the pleasure of sharing dinner with Jose Ribes from Spain, and with Bente Matdsen from Luxury Real Estate.

The closing session of the conference featured Peter Tongue as the keynote speaker. The subject of his presentation was Heart-Centered Real Estate. Peter’s message was focused on tapping into the acknowledgement of higher energies that attract good things into their lives – embracing abundance, awareness and positive energy. It was another example of how Luxury Real Estate always delivers quality member services.

Heal Africa – Women Of Congo Bowl-A-Thon

Jim Walberg and a small group of Rotarians in Danville, are promoting information, and support regarding this international tragedy.

It started about two years ago when the International Committee for the Danville/Sycamore Valley Rotary Club heard about the needs of a hospital in the Democratic Republic of the Congo - Panzi Hospital. All our committee heard about was the need for equipment and supplies. We are unaware of main patients of the hospital – women who had been raped and mutilated by the Congolese soldiers in the on-going civil war.

As we learned more about the horrible situation in the Congo we got more involved in how we could better support, not only the Panzi Hospital needs, but also Heal Africa. Heal Africa is a small, grass-roots organization is lead local program directors and is training and equipping new leaders for the long-terms needs of Africa, rather than just solving short term issues. They are leading the way in addressing this ignored holocaust.

Two of the members of our Rotary’s International Committee took on the role of getting the word out regarding this issue that is not easily addressed because it is so horrific. Melanie Prole and Leslie Baxter spear headed the showing of documentary “The Greatest Silence – Rape In The Congo” in the Town of Danville last month. It is a very disturbing documentary. Anyone who watches it will be moved beyond belief to take action. It is easy to ignore issues because of ignorance, but it is impossible to ignore them when you become fully aware of them.

The next step that Melanie and Leslie took was organizing a simple Bowl-A-Thon at the Danville Bowl. The idea was to have teams of four sign up with the entrance fee being at least $500. Well, it was held yesterday and over $6,000 was raised. We are still looking for more community partners to participate in donations. 100% of them will be used to support the Panzi Hospital program. We were so delighted that some of our high school kids from Rotary’s Interact Club formed a team and raised money.

2009 Financial Crisis – Depressed: YES! Depression: NO!

Bob Wuan of Vacation Finance is a fellow real estate writer on the internet. He is one of the most respected mortgage minds in our industry and I am glad to have him as a friend. We use the services of his company, Vacation Finance, for our clients needing a loan for purchasing their second and third homes.

Bob Wuan just published an article today that I wanted all of you to read. Mind set is still one of the most powerful aspects of our economy. I welcome your feed back on Bob’s thoughts.

America does seem depressed. Our immediate gratification society is bogged down in a recession that started over 12 months ago, and its starting to irritate us. But it is not (yet) a Great Depression. First, the banking crisis: 31 banks have failed in the last year, only 3 failed in the previous 10 months – an increase of 10 fold. That’s how the media spins it. But when you consider history – 4,500 banks failed in 1990s – 71% of the S&Ls fell in that recession. How is 31 worse than 4,500?

Next, unemployment is at a high for several decades, 7.6%+/-, in fact, this generation has not ever seen unemployment this high. Is it another Great Depression? No. By 1936 unemployment in America had reached 25.6% – it was likely higher since record keeping was less strict back then without social security numbers. In 1979 unemployment was 13.8%, which means the recession of the 1980s was two times worse than today’s. In the 1930s there was no unemployment insurance, when you were out of work, you were out of food. Today many layed off workers get months worth of compensation paid up front, or insurance benefits that replace 30-95% of their wages. Imagine our troubles if the 3.5 million unemployed were truly penniless today like in the 1930s.

Economies are built on a foundation of faith and trust. When our faith wains, so does our willingness to trust, trade and prosper. Over the last 18 months, we have begun to doubt, we have lost faith in our banking system’s stability – which is the life blood of all commerce. We questioned the bedrock base of our net worth and security in our homes. We have watched the unthinkable plummeting of our our home value – live and in real time with new technology like Zillow.com. Like checking a stock price from our iPhones, we can see if our home value declined over night. It has made each of us wonder “why am I going to work today?” Everything I work for is worth so much less than I had hoped. I earn money to watch if drop in value in my 401k. In the past, we would wait until month end or quarter end for a statement of progress, and depression would only set in after performance disappointed for a few quarters. Today, Americans ride a wave of instant news, instant disappointment and false senses of recovery when the markets (or local home sales) rise daily.

I blame our new ‘mark-to-market’ mind set. Watched constantly, a pot never boils. Criticism of our capital model has often included our inability to look out into the future (like Warren Buffett) and have confidence that we are doing the right things to deliver long term results and wealth. Instead we grade all actions off immediate results. CEOs get bonuses off selling cars today, even if those sales create long term losses due to crazy lease financed terms. Neighborhoods feel wealthier when the property developer sells the model home at an inflated rate to his cousin, and then appraisal reports show a jump in values.

When these games are realized months, quarters or years later, we all feel cheated by the market and the participants and 2008-2009 ‘depressions’ set in. This economic down turn is all mental. It is all about how we ‘feel’ about the economy, the rules, the participants, the future prospects. The facts tell a much different story, slow down yes, but 3.5 million jobs could be recreated quickly in America. Our trust, faith and optimism may take much longer to bounce back, unless we look to the horizon instead of our feet.

Women’s Council Of Realtors – 2009 Top Producers Panel

Today Women’s Council Of Realtors hosted their annual Top Producers Panel in the East Bay. Jim Walberg was asked to be a part of the four-person panel.

The 2009 Women’s Council Of Realtors Top Producers panel was a standing room only event in the East Bay. It is their annual event when the state of the real estate market is discussed with some of the best minds in real estate. Jim Walberg (YouTube link) was invited as one of the four panel members. The other three panelists were Georgia Butterfield - Legacy Real Estate, Jennifer Griessel - Prudential California Realty, and Chuck Edell - Realty Experts.

David Stark, from Bay East Board Of Realtors, was the moderator. WCR had presented the questions to the panel several days before the event in order for them to give some serious thought to their answers. Here are a few of the questions that were presented and Jim Walberg’s answers.

How do you motivate Buyers to take action given the current market conditions? And, how do address the Buyer mind-set that home prices may decline even more? A Buyer is going to take action for a home purchase because they need to Buy. There may be more price declines in 2009. And, whether one buys today or in six months the price reductions in the past two years have brought prices to mid-2004 levels. Again, if they need a home they will buy today. There is no “convincing” allowed in a discussion regarding the biggest financial decision in their life.

What are you doing differently this year to adjust to our current market which will increase production? The changes we have made in the last six months are regarding leading with revenue = return on investment of our marketing dollars. And, we have committed to be even more visible within our market areas since we have noticed so many Realtors have become invisible. We are not “secret agents”, and it has paid off with our business continuing to thrive.

What is the single best piece of advice you can offer to another Realtor as they continue to grow their business? The business we are in is lead generation. There is no other activity or diversion that is acceptable if I do not have enough leads to serve, PERIOD!

Has there been a benefit to your real estate practice to be involved in Realtor and/or community networking groups? Absolutely! I facilitate a quarterly mastermind group that creates an invaluable accountability of our business plan versus our results. The Valley Marketing Association in Pleasanton, and Realtors Marketing Association in San Ramon are critical parts of our “positioning plan” in the minds eye of the real estate community. Over 30% of the buyers for our listings come from our personal relationships with our community of Realtors. Plus, I am very active in my local Rotary Club.

Do you specialize in any specific facet of the real estate market? Our average sales price is $1.3 million. The challenge is that to identify this as the luxury market given our geographic markets is a bit confusing. We typically focus on executives and business owners in the East Bay, and equestrian properties. These have been our target markets for 25+ years and almost 100% of our real estate sales come from referrals and past clients within these markets. In addition, we continue to focus on securing listings no matter what the market conditions are. It appears that many Realtors are focusing on Buyers. When you have listings you also have the opportunity to find buyers for them. So, we have both sides of the East Bay real estate markets.
