Staging is a strategic marketing tool designed to show a property in its best possible light. Professional stagers believe in the power of home staging, and we completely agree with them.
According to the Real Estate Staging Association, professionally listed staged properties simply look better; spend 73 percent less time on the market; typically sell for more money; end up on buyers’ “must see” lists; are viewed as “well-maintained;” and have fewer concessions requested of the seller. Only 10% of home buyers can visualize the full potential of a non-staged home. First impressions count. Buyers typically form their opinion in the first two minutes of touring a home.

“Spaces must be ‘visually digestible’ – that is, instantly and easily understood, with the right color ratios, scale of items, etc. to allow the buyer to feel good when viewing the home. This is especially important when considering how a space will be photographed. Nearly all your potential buyers will preview the home online before deciding whether to visit it in person.
“They will look at many photos very quickly. It’s important they understand what they are seeing in photos and feel good when they see it. This process becomes more like merchandising and advertising a product than like decorating a home for a client. When buyers walk into a home it is so hard for them to see everything at one once. Staging trains the buyer’s eye to see what we want them to see, one feature/room at a time.” Note: Staged homes allow for great photos.
Buyers shop with logic, they always buy with emotions, and the beautiful photos draw their emotions in. Buyers usually start with a list of logical “must haves” in their criteria and to their surprise they end up buying largely by emotion. Staging makes it so that when a buyer enters a home, their “must haves” on their list don’t seem so necessary.
Staging can help buyers feel more at home when they walk through the home. It will help the buyers look more at the house than be distracted by what’s in it. Buyers want to see how the space works optimally. Some sellers even end up saying, “WOW! I have been here for seven years and I never thought about arranging my furniture like that!”
